Steward agreement

Saba Steward, an affiliated offering of Saba Cooperative, and the listing owner.

This is the working agreement for homes accepted under Steward. It is not legal, tax, or insurance advice. Each party should have it read by a lawyer in the state where the home sits before signing. Cross out any line that does not apply. Initial every blank you fill.

The circle may replace the Steward by a written amendment. The owner removes the outgoing co-host in Airbnb and invites the incoming Steward. Until that invite is accepted, the outgoing Steward remains responsible for guests already in the home.

The owner keeps title, possession, the permit, and the Airbnb listing. This agreement gives the Steward authority to tend the listing at the permission level in section 5, using Airbnb’s co-host tools. It does not transfer ownership of the home or of the listing.

If the owner is listing for the first time, the Steward may send their personal Airbnb host-referral invite before the listing is created. Any referral reward Airbnb pays belongs to that Steward.

3. Co-listing

The parties co-list this home in the Saba sense: the home is in Saba’s accepted set, the Steward appears on the owner’s listing as a co-host, and public words about Saba stay true.

Approved listing sentence (edit the names, keep the meaning):

The owner approves listing copy, photos, and house rules before they go live, and after any material change. The Steward writes and maintains them inside the aesthetic and values standard.

4. Services

The owner initials each service the Steward will perform. A blank line means that service is out.

The Steward answers guests within a day, and within a few hours on arrival day. The Steward does not promise a service they cannot reach. On-site support is included only when the Steward can get to the home in a time the parties write here: ______________.

5. Airbnb permissions

The owner will invite the Steward as a co-host and grant this level (initial one):

7. Payout

The owner will set a co-host payout in Airbnb, payable to the Steward, and the Steward will confirm it. Initial one:

The payout is paid by Airbnb to the Steward’s own payout method. Saba Cooperative’s general funds are not the payout beneficiary.

The owner’s tax reporting includes the full booking amount. The Steward reports the co-host payout. Each party handles their own taxes. A voluntary gift to Saba Cooperative, if the owner or the Steward chooses to make one, is separate from this payout and is not collected through Airbnb.

If a booking cannot cover every co-host share, the parties accept Airbnb’s order of payment.

8. Standard of the home

The owner and the Steward will keep the listing and the stay inside the aesthetic and values on Steward: honest photos, living-earth materials and palette, visible care, no proselytizing, and lodging only. An event the owner allows is part of the stay.

The listing and guest messages do not sell ceremony, entheogenic work, or any other ministry. Guests are not screened for belief.

The owner discloses stairs, water, heat, noise, remoteness, and animals in the listing.

9. Insurance and harm

The owner maintains dwelling coverage that allows short-term rental, or a policy written for that use, for the whole term. Airbnb’s host damage program is additional, not the owner’s only coverage.

The owner handles guest damage claims. A Steward with full access may submit a reimbursement request only when section 5 grants full access.

Each party is responsible for their own negligent acts and for the promises they make to guests. The Steward is not the owner’s insurer and is not the owner’s lawyer.

10. Records

The Steward keeps a copy of guest messages and calendar changes for the term and for one year after, and gives the owner a copy on request. The owner keeps permit, insurance, and tax records.

11. Term and ending

This agreement begins on the effective date and continues until either party ends it.

Either party may end it by written notice (email is enough) 14 days ahead. The owner may remove the Steward’s co-host access in Airbnb immediately when:

  • a guest or neighbor is at risk,
  • the listing has broken the standard in section 9 and is not corrected within 48 hours of notice,
  • the Steward stops answering guests, or
  • required insurance or the local permit lapses.

On ending, the owner removes the Steward from the listing, co-host payouts stop for stays that have not started, and the Steward finishes or hands over any stay already in progress, as the parties agree in writing that day. Confirmed future stays remain the owner’s obligation to the guest.

Ending this agreement does not by itself end anyone’s affiliation with Saba Cooperative.

12. Whole agreement

This document, including the standard it links, is the whole agreement about this listing. Changes are written and signed, including a change of Steward or of payout. If a line here conflicts with Airbnb’s tools, the parties follow Airbnb for what the tool can do, and follow this agreement for everything between them.
